By the end of October, most Dubai homes have run their AC almost nonstop for five months. Seals have dried out in the heat, sand has worked its way into door tracks, and the small jobs you put off in July are still waiting. November changes everything. Daytime temperatures drop into the high twenties, evenings are comfortable, and both indoor and outdoor work becomes pleasant again.
This is the checklist we give our own customers at the start of the cool season. Work through it in November and your home will be ready for guests, garden evenings and the occasional winter storm.
Inside the Home
1. Book the Post-Summer AC Service
Your AC has done its hardest work of the year. Filters are full of fine dust, coils are coated, and drain trays often carry a summer's worth of slime. A service now cleans out what summer left behind and catches worn parts before they fail next May. It is also easier to book, because technicians are far less busy than in June. See AC maintenance and our AC cleaning service.
2. Check Bathroom Silicone and Grout
Summer humidity is hard on wet areas. Look for black spots in the silicone around the bath, shower tray and basin, and for cracked or missing grout. Stained silicone cannot be cleaned back to white. It needs cutting out and replacing. If grout is crumbling, tile regrouting stops water from getting behind the tiles.
3. Look at Ceilings Under Bathrooms and AC Units
A brown ring or bubbling paint on a ceiling often means a slow leak above, or an AC drain that overflowed during the humid months. Find the cause now, before the stain spreads and the gypsum softens.
4. Ease Sticking Doors and Wardrobes
Timber swells in summer humidity. As the air dries in winter, some doors loosen and others still rub. Adjusting hinges and strike plates takes minutes. Our door repair team can do a whole home in one visit.
5. Freshen up Tired Walls
Winter is a good time for interior painting, because paint dries evenly and you can open the windows. A single feature wall or a hallway touch-up makes a home feel ready for guests. See interior painting.
6. Test Every Light and Socket
Before the darker evenings, walk through the home and replace blown bulbs, loose switch plates and any socket that feels warm or crackles. Warm sockets need an electrician, not a new bulb.
Outside the Home
7. Replace Dried-Out Window and Door Seals
Rubber seals shrink and crack in summer sun. In winter they let in dust on windy days and water during storms. New seals are cheap and make a real difference. See window seal replacement.
8. Clear Sliding Door Tracks
Sand builds up in balcony and garden door tracks all year. Vacuum the track, wipe it and check the rollers. If the door still drags, the rollers need adjusting or replacing.
9. Check Roof Drains and Balcony Outlets
Dubai does not get much rain, but when it comes in winter it can be heavy. Blocked roof drains and balcony outlets are the main reason water ends up inside. Clear leaves, sand and debris now. Our rain-ready guide covers this in detail.
10. Repair Gates, Fences and Latches
Hinges and latches that sat in 45 degree sun for months often stiffen or sag. Fix them before you start using the garden every evening. See fence and gate repair.
11. Treat Timber Decks and Pergolas
Sun dries out timber, and sprinklers keep wetting it. Before the outdoor season, sand and reseal decks and pergolas so they look good and last longer. See deck staining and sealing.
12. Plan Exterior Painting
If your villa walls look chalky or patchy, the cool months are the right time to repaint. Paint cures far better below 35 degrees. Read why November is the best month to paint your villa.
How to Fit It All In
You do not have to do all twelve jobs yourself, or all at once. Most of our November visits combine three or four of them: an AC service, a silicone refresh, a door adjustment and a gate repair, for example. Booking them together means one visit, one quote and less disruption at home.
Frequently Asked Questions
Why Service the AC After Summer Instead of Before?
Both matter. The spring service prepares the unit for the heat. The autumn service cleans out what five months of heavy use left behind and finds worn parts while technicians are easier to book. Homes that run the AC all year benefit most.
Is November Too Early for Outdoor Work in Dubai?
No. By November, daytime temperatures are usually comfortable for outdoor work, and paint, sealants and stains cure much better than in summer. It is the start of the best season for exterior jobs.
How Much Does a Winter Maintenance Visit Cost?
It depends on the jobs on your list. Small jobs such as a silicone refresh or a door adjustment start from AED 150*. Send us your list and photos and we will price it together before we come.
Can You Do Indoor and Outdoor Jobs in the Same Visit?
Yes. Most of our winter visits mix both, for example an AC service and bathroom silicone inside, with a gate and deck repair outside.
