New flooring is one of the biggest changes you can make to a Dubai home. Most apartments come with porcelain or ceramic tiles, and many owners want the warmth of a wood look without real wood's problems in heat and humidity. The three main choices are SPC vinyl, laminate and tiles. Here is how they compare.
SPC Vinyl
SPC (stone plastic composite) vinyl is a rigid click plank with a stone-based core and a printed wood or stone surface.
Pros:
- Fully waterproof, so it suits kitchens and bathrooms
- Stable in heat and humidity
- Quiet and warmer underfoot than tiles
- Can usually be laid over existing flat tiles
Cons:
- Long, direct sun through glass can still move it, so expansion gaps and blinds matter
- Cheaper ranges with thin wear layers scratch more easily
Laminate
Laminate has a fibreboard core with a printed, hard-wearing top layer.
Pros:
- Often the most affordable wood look
- Very good scratch resistance with AC4 and AC5 ratings
- Can be laid over flat tiles
Cons:
- The core swells if water soaks in, so it does not suit bathrooms
- Can sound hollow without a good acoustic underlay
See laminate flooring in Dubai.
Porcelain Tiles
Porcelain is dense, fired clay that is tough and almost waterproof.
Pros:
- Extremely durable and long lasting
- Cool underfoot, which many people like in summer
- Suits every room, including outdoor areas
- Wood-look porcelain planks are an option
Cons:
- Hard and cold, and louder than vinyl
- Installation takes longer and costs more
- Cracked tiles need careful replacement

Which Floor for Which Room?
- Living rooms and bedrooms: SPC vinyl or laminate for warmth and comfort.
- Kitchens: SPC vinyl or porcelain.
- Bathrooms: porcelain tiles or SPC vinyl, never laminate.
- Balconies and terraces: outdoor porcelain only.
Do Not Skip the Subfloor
Whatever you choose, the floor underneath must be flat. Most click floors need no more than about 3 mm of variation over 2 metres. Uneven screeds make boards flex and click joints break. See floor levelling for uneven surfaces.
Building Rules and Noise
Many Dubai towers require acoustic underlay under hard floors to reduce noise for neighbours below. Check with building management before you start.
Cost and Lifespan Compared
Prices vary by brand and room, but as a general guide:
- Laminate: usually the lowest cost wood look, lasting 10 to 15 years in bedrooms and living rooms with care.
- SPC vinyl: a little more than laminate, lasting 15 to 20 years, and suitable for wet areas too.
- Porcelain tiles: a higher installed cost, but can last for decades and suit every room including outdoors.
Remember to budget for extras: levelling compound if the floor is uneven, acoustic underlay where your building requires it, skirting, door trims and trimming doors to clear the new floor height. Getting these right is what makes a floor look and feel finished.
Frequently Asked Questions
Is SPC Vinyl Good for Dubai Weather?
Yes. SPC vinyl has a rigid, stone-based core that is waterproof and stable in heat and humidity. Leave proper expansion gaps at the walls and use blinds on windows that get long, direct sun, because strong sunlight through glass can still cause movement.
Can New Flooring Be Laid Over Existing Tiles?
In most cases, yes. SPC vinyl and laminate are floating floors that can go over flat, firmly bonded tiles with a suitable underlay. Loose or uneven tiles must be fixed or levelled first, and door heights checked.
Which Is Cheaper, Laminate or Vinyl?
Laminate is often slightly cheaper per square metre, while SPC vinyl costs a little more but is fully waterproof. Installation prices are similar, so the choice usually comes down to the rooms you are covering.
How Long Does Flooring Installation Take?
A typical bedroom can be fitted in a day. A whole two-bedroom apartment usually takes two to three days, plus extra time if the floor needs levelling first.
