Straight Line Through Paint
Likely cause: Joint not feathered wide enough.
What we do: Extra coats feathered wide and sanded.
Al Salam Tower, Office 15B, Al Barsha, DubaiEvery day, 8am to 10pm
Straight lines showing through paint, cracks along the ceiling or ridges at every board joint all come from poorly finished seams. We cut out failed joints, re-tape them and apply thin coats of compound, feathered and sanded until the seam disappears.
Diagnose
Likely cause: Joint not feathered wide enough.
What we do: Extra coats feathered wide and sanded.
Likely cause: Tape missing or not bedded.
What we do: Joint cut out, re-taped and finished.
Likely cause: Tape laid without enough compound.
What we do: Loose tape removed and replaced.
Likely cause: Compound built up too thick.
What we do: Sanded down and refinished.
A seam disappears only when compound is feathered wide, often 30 cm or more across a flat joint. Narrow joints leave a visible line in side light, which is common in quickly finished apartments.
Joints at ceilings and around door frames move with temperature changes from AC. Mesh or paper tape bedded properly stops cracks reopening.
For cracks, see crack repairs. For whole walls, see skim coating, and for finishing, drywall painting and finishing.
Drying
Each coat dries before the next. Seam work usually takes two visits.
Dust
We vacuum sand and protect the room.
No More Lines
Good seams are invisible after painting.
We re-tape, feather wide and sand flat so joints disappear.
Process
Tape is bedded in compound so it bonds without bubbles.
A second coat fills the joint slightly wider.
A thin final coat is feathered well beyond the joint.
The seam is sanded flat and checked with a light.
We feather the repair beyond the damaged area, sand it smooth and prime it, then paint to the nearest corner or joint using your colour code or a matched sample, so it blends into the wall.
Most cracks appear at board joints, around door frames and at corners, caused by building movement, temperature swings from AC, and joints that were not taped properly. Re-taping the joint stops most cracks returning.
Small hole and crack repairs start from AED 150 per visit, including painting the repair. Water-damaged sections start from AED 300, and new partitions from about AED 85 per square metre. Prices vary and can change depending on your exact requirements, the materials and access to the property, so the final price is confirmed after we see photos or visit.
Large holes are cut back to a neat square, backed with timber or a metal patch, filled with a new piece of gypsum board, then taped, jointed, sanded and painted.
