How We Sand and Refinish Floors

We check how much timber is left to sand, which matters for engineered floors.

Coarse to Fine Sanding
Floors are sanded in stages with a drum sander and edger.

Fill and Stain
Gaps are filled and stain applied if you want a new colour.

Seal
Two or three coats of lacquer or hardwax oil are applied.

Engineered Floors Need Care
Engineered wood has a top layer of real timber over plywood. Thicker wear layers can be sanded several times, while thin ones can only take a light sand. We measure before starting.
Dust extraction sanders keep most dust out of the air, which matters in occupied apartments with central AC.

A typical apartment bedroom is fitted in a day. A full two-bedroom apartment usually takes two to three days, plus drying time if the floor needs levelling first.

How Flat Does a Floor Need to Be for New Flooring?
Most click flooring needs no more than about 3 mm of variation over 2 metres. More than that and boards flex, click joints break and floors sound hollow, so we level first.
How Much Does Flooring Installation Cost in Dubai?
Laminate and SPC vinyl installation starts from AED 25 per square metre for labour, and from about AED 70 per square metre supplied and fitted. Levelling and skirting are quoted separately when needed. Prices vary and can change depending on your exact requirements, the materials and access to the property, so the final price is confirmed after we see photos or visit.
