Tile Lifting Tools
Flat bars and suction lifters that raise a tile without cracking it. They protect the tile so it can be reused. Neighbouring edges stay unchipped.

A tile that clicks or rocks under your foot is not cracked yet, which means it can usually be saved. We lift it out, clean the bed, set it back with full adhesive cover and regrout it to match. Fixing it now costs a fraction of replacing it later.

Save the Tile
A loose tile is still a whole tile, which means it can usually go back down exactly where it was. Re-fixing costs far less than replacing it and avoids a hunt for a matching tile.
We lift the tile carefully, grind away the old adhesive, lay a full bed of fresh adhesive and set it level with its neighbours. The joints are regrouted in a matched colour so the repair disappears.
Catch it at the first or second stage and the same tile goes back down. Leave it, and it takes its neighbours with it.
The tile sounds hollow when tapped but still feels firm underfoot. Part of the adhesive bed has let go, usually because it was laid on dabs instead of a full bed. This is the best time to fix it, because the tile is still undamaged.
The grout around the tile starts to crack as the tile flexes under foot traffic. Thin hairline cracks appear along one or more joints. Water and cleaning liquids can now reach the adhesive below.
The tile moves or clicks when stepped on. Dirt and moisture get underneath through the cracked grout and weaken the bond further. Neighbouring tiles often start to sound hollow at this stage.
The tile tents up from heat expansion or snaps because nothing supports it. Sharp edges become a trip hazard. At this point the tile usually needs replacing rather than re-fixing.
The most common cause is poor adhesive coverage when the floor was first laid. Tiles were set on a few dabs of adhesive instead of a full bed, leaving air gaps underneath. Over time the dabs crack and the tile starts to move.
Heat is the second cause. Floors near large windows and on balconies expand in the summer sun and shrink at night. Without movement joints at the edges of the room, that stress pushes tiles up. Water is the third: leaks under a shower tray or a washing machine soften the adhesive from below.
To re-fix a tile we cut out the grout around it, lift it without chipping its neighbours, and grind the old adhesive off both the tile and the floor. The tile goes back on a full bed of fresh adhesive, back buttered so there are no gaps, then levelled with the surrounding tiles and regrouted.
If a tile cracks while it is lifted, or is already cracked, it needs replacing. See cracked and broken tile replacement in Dubai. Small chips can be filled instead, which is covered under chipped tile surface repair in Dubai.
Pricing Guide
Re-fixing a loose tile is cheaper than replacing it, because the original tile goes back down. Extra tiles in the same area cost less each.

Removes old, broken adhesive from the tile back and the floor. A clean surface lets new adhesive bond fully. The tile then sits level again.
A strong, slightly flexible adhesive suited to Dubai temperature swings. It is back-buttered onto the tile for full coverage. That prevents the tile coming loose again.
Flexible joints at room edges and around balconies. They give tiles space to expand in summer heat. They stop tenting and lifting.
Based in Al Barsha since 2014, we work across every Dubai community with trade-specialist technicians and a workmanship guarantee on every job.
Loose tiles are saved rather than replaced whenever possible. There is no need to hunt for a match. The floor keeps its original look.
We back-butter every tile and spread adhesive across the bed. Dab-laid tiles are exactly why floors fail. Full coverage is the lasting fix.
Balconies and sunny floors get movement joints added where they are missing. Tiles stop lifting in summer. The repair holds through the seasons.
Fixing a hollow tile before it cracks saves money. We show you how to tap test your floors. Small problems stay small.
Re-fixing a single loose tile starts from AED 150, including adhesive and grout. Each additional tile in the same area is usually AED 40 to AED 70. If tiles crack while being lifted, we replace them with your spares at no extra labour cost. Prices vary and can change depending on your exact requirements, the materials and access to the property, so the final price is confirmed after we see photos or visit.
Yes, and it is one of the main reasons tiles come loose. Cracked grout lets water and cleaning liquids seep under the tile, weakening the adhesive until the tile moves.
Epoxy grout is a resin grout that does not absorb water. We use it around re-fixed tiles in showers, kitchens and balconies, where it helps stop water getting back under the tile.
Dirt, soap scum, hard water deposits and mould. When we regrout around a re-fixed tile, we match the colour to the aged grout so the repair does not stand out.
Usually, yes. Most loose tiles can be lifted and re-fixed the same day. The area can take light foot traffic after a few hours and full use after 24 hours.
Injection through the grout joint can work for a tile that is hollow but not moving. Once a tile rocks, the old adhesive is broken and dusty, so lifting and re-bedding is the only reliable fix.
We re-fix loose floor and wall tiles in homes and offices across Dubai. Balconies, kitchens and bathrooms are where we see loose tiles most.
